Introduction

Queenswood is a large Victorian House set in its own grounds in the village of Cradley near Malvern. It operates as a Bed & Breakfast, sleeping a maximum 9 people in
4 bedrooms. We have tried to provide as much information as possible in this statement, if you have any queries please call or email us.
We look forward to welcoming you.

As all our bedrooms are on the 1st floor, regrettably we are unable to accommodate guests who cannot manage stairs.

The nearest bus stop is immediately outside our driveway and buses run 5 times daily between Worcester and Ledbury number 417. The nearest train station (Malvern Link) is 4 miles away and Ledbury 7 miles; there are usually taxis at the station, however it is advisable to book taxis in advance; we have telephone numbers for taxis if one is required.

Arrival & Car Parking Facilities. Queenswood is approached by a long gravelled driveway. There is ample off-road parking space for guests in front of the house.

Inside the House
The main entrance is level with no steps. Both the front door and the inner porch door are 3ft (92cm) wide. The porch floor is tiled and from it there is level access to the Hallway which has oak laminate flooring. Dining room and Lounge lead off the hall. Dining room and Lounge doorways are both 2ft 9in (85cm) wide.

The downstairs Cloakroom is off the hall, down 2 steps to a tiled floor and has a small doorway 5ft 2 in (1.58m) high and 2ft 1in (64cm) wide.

The Staircase is 3ft 6in (1.07m) wide and carpeted and in total, consists of 17 stairs.

Bedroom 1 (4-Poster Room) is accessed from the hall up 11 stairs to a left turn, then rising 6 more stairs to a galleried landing. There is a wooden handrail on the left.

Bedrooms 2, 3 and 4 (King, Family and Twin rooms) are accessed up the first 10 stairs of the same staircase to a single left-turning stair, then forward through a 2ft 6in (76cm) open archway to a small half-landing, then turning right up 5 further carpeted stairs with a handrail to the right, onto a carpeted landing 3ft 6in (1.07m) wide and 17ft 3in (5.26m) long.

Bedrooms
Sheets, duvet covers and pillow cases are cotton or polycotton. Non-feather duvets and pillows are provided as standard. Duvets contain microfibre.

Bedroom 1 – Ensuite 4-Poster Room
Doors to the bedroom and bathroom are 2ft6in (76cm) wide

King-size Bed 5ft wide; height to top of mattress is 1ft 6in (46cm) with 2ft 6in (76cm) space each side of bed, free space clear of doors or furniture 13ft x 4ft (4m x 1.2m).

Good colour contrast between floor, walls and furniture.

Ensuite bathroom with toilet, shower and basin; door width 2ft 6in (76cm). Step into shower room 18mm high. Shower with mains shower (step into shower also 18mm high) with sliding glass door to the left.

Toilet 1ft 4in (40 cm) high, basin 2ft 8in (80cm) high.

Non slip tiled flooring with matching tiles on walls

Bedroom 2 – Ensuite Kingsize Room
King-size Bed 5′ (1.5m) wide; height to top of mattress is 1ft 6in (46cm) with space each side of bed more than 5ft (1.5m).

Free space clear of doors or furniture 13ft x 10ft 6in (4m x 3.2m).

Good colour contrast between floor, walls and furniture.

Ensuite bathroom with toilet, shower and basin door width 2ft 6in (76cm).

Toilet 1ft 4in (40cm) high, basin 2ft 8in (80cm) high. Shower with mains shower (step into shower 18mm high). Partial glass shower enclosure with hinged glass door and drying tray.

Available space free of door and furniture 6ft 3in x 10ft 2in (1.9 x 3.1m).

Bedroom 3 – Ensuite Family Room
Double Bed 4ft 6in (1.4m) wide; height to top of mattress 1ft 6in (46cm), with space each side of bed more than 5ft (1.5m).

Single bed 3ft (80cm) wide; height to top of mattress 1ft 6in (46cm); one side against the wall; with space on one side of bed more than 5ft (1.5m).

Available space free of door and furniture 6ft 3in x 10ft (1.9m x 3.1m).

Ensuite bathroom with toilet, shower and basin door width 2ft 6in (76cm). Step into shower 18mm high with sliding glass door to the right. Toilet 1ft 4in (40cm) high, basin 2ft 8in (80cm) high.

Bedroom 4 – Ensuite Twin Room
2 Single beds, each 3ft (80cm) wide; height to top of mattress 1ft 6in (46cm); space on one side of each bed more than 5ft (1.5m); space between beds 1ft 8in (50cm) .

Good colour contrast between floor, walls and furniture.

Available space free of door and furniture 6ft 3in x 10ft 2in (1.9m x 3.1m).

En-suite bathroom containing a bath with enlarged shower area, toilet and basin.

Door widths 2ft 6in (76cm).

Toilet is1ft 4in (40cm) high; basin 2ft 8in (80cm) high. Bath height is 1ft 10in (56cm); internal bath width 1ft 9in (53cm) with handles on both sides and a grab rail on the wall. Internal bath/shower area is 2ft 2in x 2ft 2in (66cm x 66cm). Internal bath length is 5ft (1.5m). Mains 2-outlet shower over the bath with pivoting glass screen.

Grounds and Gardens
Large patio and a large private garden (mainly lawn) which has level access from the front door, leading to a level, but uneven field. The gravelled driveway, from the front door also leads, through a field gate, to the same field.
